8 in 10 Home Loans Now Go Through Brokers. Why?
Mortgage brokers arranged a record 81.6 per cent of new residential home loans during the June 2026 quarter, according to data from Cotality, commissioned by the Mortgage and Finance Association of Australia (MFAA). That is up from 81 per cent in the March quarter, and four percentage points higher than the 77.6 per cent recorded a year earlier.
In dollar terms, brokers facilitated $139.08 billion in new home lending over the quarter, the largest June quarter result on record. Over the past eight years, broker market share has climbed by 27.7 percentage points, from 53.9 per cent in June 2018 to its current level. Australia is now one of only three countries in the world, alongside the United Kingdom and the Netherlands, where brokers arrange more than 80 per cent of home loans.
As lending decisions become more complex, more borrowers are turning to brokers to help them understand their options and navigate the lending landscape.

Why More Borrowers Are Choosing a Broker
At SafeHaven Finance, we see this shift reflected in the conversations we have with clients every week. Borrowers today aren’t necessarily looking for the lowest advertised rate. They want to understand their options, access a broader panel of lenders, and find a loan structure that suits both their current circumstances and longer-term goals.
This is especially relevant for first-home buyers navigating a competitive market, homeowners exploring refinancing options, and investors looking to use equity to grow their property portfolios. For borrowers with more complex income, whether self-employed, contract-based, or managing multiple properties, lender policy can be just as important as the numbers on their payslip.
Good News for Borrowers
The continued growth in broker market share is a positive sign for borrowers. It means more Australians are choosing to explore their options, compare lending solutions, and seek advice tailored to their individual circumstances rather than taking a one-size-fits-all approach.
